Clause 1. Identification of Landlord and Guest
In this agreement ____________________ / ____________________ shall be classified as a paying guest.
This Agreement is entered into between ______________________ / ______________________ (“Guest”)
and _______________________ (“Owner/Landlord”). Each Guest is jointly and severally liable for the
payment of rent and performance of all other terms of this Agreement.
Clause 2. Payment of Rent Regular monthly rent.
Guest will pay to Landlord a monthly rent of $ ______ payable in advance on the first day of each month.

In the form of: Direct Credit or Debit (No cash, Checks, Or Money orders are allowed)
Clause 3. Late Charges
If Guest fails to pay the rent in full before the end of the 5th day after it's due, Guest will pay Landlord a late
charge of $50 , plus $10 for each additional day that the rent remains unpaid. The total late charge for any
one month will not exceed $250. Landlord does not waive the right to insist on payment of the rent in full on
the date it is due.
Clause 4. Returned Payment and Other Bank Charges
If any payment submitted by the Guest to the Landlord in payment of rent or any other amount due under this
Agreement is returned for lack of sufficient funds, a “stop payment” or any other reason, Guest will pay the
Landlord a returned check charge of $50 along with any applicable late fee charges.
Clause 5. Security Deposit
On signing this Agreement, Guest will pay to Landlord the sum of $______ as a security deposit. Guest may
not, without Landlord's prior written consent, apply this security deposit to the last month's rent or to any other
sum due under this Agreement. Within 30 Days after Guest has vacated the premises, returned keys and
provided Landlord with a forwarding address, Landlord will return the deposit in full or give Guest an itemized
written statement of the reasons for, and the dollar amount of, any of the security deposit retained by
Landlord, along with a check for any deposit balance.
Other details on security deposit: Tenant holds the right to make repairs with landlords written approval.
Clause 6. Term of the Tenancy
The term of the rental will begin on __________and continue on a month-to-month basis. Landlord may
terminate the tenancy or modify the terms of this Agreement by giving the Guest a 30 day written notice.
Guest may terminate the tenancy by giving the Landlord a 30 days written notice.
